02 / Design Development

The Design Development phase builds upon the broad concepts established in the Schematic Design phase, refining them into a detailed and fully feasible plan. During this stage, we further develop drawings, select key materials, and begin in-depth coordination with consultants to ensure all design elements are fully integrated and technically sound.

03 / Construction Documentation

In this phase, we develop a comprehensive set of construction documents that serve as precise instructions for the contractors. These detailed plans include fully coordinated drawings, specifications, and schedules required for both bidding and construction. Final coordination with all project consultants— including Civil, Structural, Mechanical, Electrical, and Plumbing Engineers— is completed during this stage to ensure a fully integrated and buildable design.

04 / Pre-Construction + Bidding

During the Pre-Construction phase, we establish a strategic plan, advance design development, secure necessary permits, and coordinate required resources. This phase also initiates the bidding process, where contractors submit detailed proposals outlining costs, timelines, and terms to meet the project’s specific requirements. The bidding process is essential in helping the project owner evaluate and compare options, ultimately selecting the proposal that offers the best balance of price, quality, and relevant experience.

05 / Construction Administration

The Construction Administration (CA) phase is the final stage of the project, during which the building is brought to life. Throughout this phase, the architect actively oversees the construction process to ensure that the work aligns with the approved design and construction documents. Responsibilities include conducting periodic site visits, reviewing contractor invoices, responding to field questions, and addressing any issues that may arise during construction. The architect also manages documentation for design changes and may participate in the review and approval of contractor payment applications to help maintain project accuracy and accountability.
